Miramar Beach

Miramar Beach is an unincorporated beach community in Walton County, Florida, stretched along Scenic Gulf Drive between Destin to the west and the eastern end of Scenic 30A. It is known for wide white-sand Gulf beaches, beachfront condos and vacation homes along Scenic Gulf Drive, and two anchor resorts: Sandestin Golf and Beach Resort on the east end and Seascape Resort toward the west. Jason Jones, Broker/Owner of Lead Realty, is based right here in Miramar Beach at 461 Walton Way — call or text 850-797-6227.

The beaches

Miramar Beach fronts the Gulf of Mexico with public beach access points along Scenic Gulf Drive, including the Miramar Beach Regional Beach Access. The sand is the same sugar-white quartz sand found all along the Emerald Coast, and most condo towers and beach houses sit directly on or just across from the beach. Beach service (chairs and umbrellas), seasonal lifeguards, and nearby restrooms make this one of the most visitor-friendly stretches of the coast — one reason vacation rentals perform consistently here.

Neighborhoods and communities

- Sandestin Golf and Beach Resort — a 2,400-acre master-planned resort on the east end of Miramar Beach, spanning from the Gulf to Choctawhatchee Bay. Condos, townhomes, and single-family neighborhoods, four championship golf courses, a marina at Baytowne, tennis, and the Village of Baytowne Wharf's shops and restaurants.

- Seascape Resort — a gated resort community on the west end with golf, tennis, pools, and beachfront condo towers including Majestic Sun, Ariel Dunes, and Amalfi Coast.

- Scenic Gulf Drive — the beach road itself, lined with gulf-front condo buildings, beach cottages, and larger vacation homes, many held as short-term rentals or second homes.

- Grand Boulevard and the US-98 corridor — the everyday-living side of Miramar Beach: shopping, dining, medical, and services along Emerald Coast Parkway and Grand Boulevard at Sandestin.

Homes and condos for sale

Buyers will find gulf-front high-rise condos, low-rise condo communities, townhomes, single-family homes in established neighborhoods, and new construction in and around the resort communities. Many properties are sold furnished and rental-ready. Short-term rentals are common in Miramar Beach, but rules vary by condo association and neighborhood, and Walton County has its own requirements — always verify the specific property's rental rules and projected income before buying as an investor. Things to do

Silver Sands Premium Outlets — one of the largest outlet centers in the Southeast — sits on Emerald Coast Parkway. Grand Boulevard offers dining, a cinema, and events. Golfers have Sandestin's four courses plus Seascape's course. Destin Harbor, with its fishing fleet, boat rentals, and dolphin cruises, is a short drive west, and the 30A communities begin just east of Sandestin.

Schools and everyday life

Miramar Beach is served by Walton County schools, including Van R Butler Elementary, Emerald Coast Middle School, and South Walton High School — confirm zoning for any specific address, as boundaries change. The nearest airports are Destin–Fort Walton Beach (VPS), roughly 45 minutes west, and Northwest Florida Beaches (ECP) near Panama City Beach, roughly 45 minutes east.
